What you get
Your own site at your own address, with your own till inside it: the guest pays on your page and the money lands in your account. Everything below is included in the monthly price unless stated otherwise.

A booking engine, not a contact form
The guest sees free dates, picks them, pays and gets a confirmation in one sitting. A form promising "we will get back to you" loses the guest back to the channel, where a booking completes in two minutes.

Payment to your account at booking
Card, Klarna, MobilePay, Apple Pay and Google Pay through Stripe. The money settles to your own Stripe account — it does not pass through Purnukka and does not wait for the guest to arrive.

The guest’s contact details, to you
Email and phone number stay in your own customer register. Without them the whole move is pointless.

Traveller declaration for channel guests too
The statutory declaration is completed from the guest’s own link before arrival. You can send that same link to an Airbnb guest, even when the booking did not come from your site.

Your own address and your own email
The site opens immediately at yourname.purnukka.com. Your own domain — and the info@yourplace.fi address that comes with it — can be attached as a separate annual line.

Seasonal rates and add-on sales
Seasonal and weekend rates plus extras (sauna, cleaning, equipment hire) for the guest to choose while booking.

What the channels charge the host
These figures come from the channels’ own published price lists. Where a channel publishes no rate, the right number is the one on your payout statement.

Price lists change. Airbnb moved to a single 15.5% host fee, replacing the earlier split where the host paid 3% and the guest paid 14–16% on top. Always check your own rate on your channel payout.
The division of labour that works
- The channels Airbnb and Booking find you new guests. That is their job, and it deserves a fee.
- Your own site A returning guest books the next stay straight from you. You do not pay for them twice.
- Purnukka The booking site, calendar, online payments and customer register for exactly that.

Three things the percentage does not show

The money arrives only once the guest does
Per Nettimökki’s price list, the payment is released to the owner only 24 hours after the rental period starts. A July booking made in January sits in the intermediary’s client account until then; on a direct booking the money is on your account at the moment of booking.

The guest does not become yours
Airbnb passes the host the guest’s first and last name. No email, no phone number. Next time they search for you in the same box as everyone else.

Cancelling can cost extra
Nettimökki charges the owner 6.2% of the cancelled booking’s total, minimum €12.40, if the owner cancels a confirmed booking. On your own site the cancellation terms are yours.

A realistic target is not 100%. It is about 20%.
Direct-booking sales pages promise freedom from the platforms. The industry’s own numbers say otherwise, and they are more useful to you:
- ~20% of bookings come direct as an industry average — the figure was 16% in 2021
- under 10% typical for operators with a few properties and no routine for reaching past guests
- 25–40% for those with post-stay messaging, an email list and search visibility in place

A fifth of €30,000 in annual sales is €6,000. It does not free you from the channels, and it is not meant to.
How a returning guest becomes a direct booker — four steps
The first step does most of the work. In a customer case published by Hostfully, Red Lodge Reservations in Montana took their direct share from 3% to 14% in a year with one action: an automated post-checkout message with a booking link and a discount code for the next stay.

The message after checkout
A thank-you note after check-out with a link to your own site and a code for the next booking. The guest has just experienced your place, and the channel has not yet shown them thirty alternatives.

Your address where the surface is yours
Instagram bio, Facebook page, Google Business Profile, email signature. Channel rules do not reach these. A Google Business Profile appears exactly when someone searches for your property by name.

A sign at the property
A small sign in the hallway or a QR code in the guest folder: "Next time, book direct." The guest is on site, happy, phone in hand. The cheapest marketing a host has.

An email list, not an ad budget
Collect direct bookers’ addresses and send one message before the season. A single "book direct, no marketplace cut" email to past guests fills shoulder dates without a euro of advertising.
The rule not to break
Channels prohibit steering a guest off-platform during the booking process: do not negotiate in the channel’s message thread, and never ask anyone to cancel a confirmed booking. Post-stay communication, your own site, your own social media and the material at the property are yours. Direct booking is about the next stay, not this one. Always read your channel’s current host terms yourself; they change.
When a direct booking site is not worth it yet
Three situations where it pays to wait.

A site with no plan for who sees it
The most common mistake in this industry is buying a direct booking site with no route to it. Purnukka does not bring you guests — it handles the booking and the payment after a guest has found you. If you are not going to put the address anywhere, do not buy.

No reviews yet
A new site asks a stranger to trust an unknown business. If you have not yet built a review record on a channel, get that first — the channel does that job better than you can.

Your guests do not come back
If your property sits on a once-in-a-lifetime route and the same people never return, the best argument for direct booking — a returning guest with no new fee — does not apply to you. Then the channel is doing exactly what you pay it for.

Your channel visibility
Having your own site does not affect your Airbnb search ranking. Ranking is set by in-platform signals: response rate, acceptance rate, reviews, calendar activity, price.

We connect your calendar to Airbnb and Booking.com over iCal, both directions. The connection refreshes about once an hour, so the risk of an overlapping booking drops but does not disappear.

A predictable monthly price with no commission. Worth it from the moment direct sales are high enough.
Where the line sits
Below about €1,333/mo of direct sales, Flexible is cheaper. Above it, Fixed is. On the industry-average €30,000 a year in channel sales, a fifth moved direct is well under that line — so most hosts start on Flexible and switch when the number says so.
Setup is one-off; your own domain is billed separately as an annual line.
What experienced hosts ask
Will my Airbnb ranking drop if I have my own site?
No. Airbnb search ranking is built from in-platform signals — response rate, acceptance rate, reviews, calendar activity and price. Your off-platform marketing is not among them. Running a direct booking site alongside a channel listing is standard practice for professional hosts.
Am I breaking the terms by pointing guests to my own site?
The risk is in where you do it. Do not negotiate in the channel’s message thread and do not ask anyone to cancel a confirmed booking. Post-stay communication, your own channels and material at the property are yours. Read your channel’s current host terms yourself anyway.
Can the same night be booked twice?
The iCal connection refreshes about once an hour, so in theory yes: if a booking appears in two channels inside the same refresh window, an overlap is possible. The practical answer is to keep one calendar leading and resolve the rare overlap immediately. The same condition is written into our terms.
Should a direct booking be cheaper than the channel?
That is your call, and there is room for it: with no commission, the same net income comes from a lower price. Many hosts give a direct booker enough of a discount to be visible and keep the rest. Purnukka does not set your prices and does not require rate parity.
How many direct bookings do I need for this to pay off?
One a month usually covers the service. If your average booking is €900 and your channel fee is 15.5%, the commission on one booking is about €140.
What if I have several properties?
On Fixed the price steps with the property count: 1 property €59/mo, 2 properties €79/mo, 3–5 properties €99/mo. All under one account.
